You will find your special place in our 400-year-old farmhouse, which we have recently renovated. In order to preserve the flair of the listed building, there is no WiFi here.

Our Suite Labberg │ second floor in the over 400 year old, historic farmhouse │double bed and a separate french bed (the two beds can be separated by privacy curtains │natural wood floor made of oak │special feature: the two beds are made of spruce and the wood of the beds still comes from the ancient historic floor boards of the “underroof” where food such as grain, dried bread, etc. was stored for over 400 years. │Dresser in high-quality Swiss pine │chill – reading – corner│new bathroom in high-quality, local materials: shower, WC, hairdryer, cosy hand & bath towels │Floor heating only in winter, TV with 40 channels but no satellite TV, no house WIFI only village WIFI│ because the house is a listed building, the suite has no balcony but a large panoramic window that floods the suite with light. Everything is newly renovated to a high standard
History: “Labberg” means in our dialect: mountain slope covered with lots of leaves. Our mountain meadow (Mahder) called “Labberg” (below the Schneidalm), which is located at about 2,000m and of course only accessible on foot, is 2 hectares in size and is always mown every two years in autumn and the fine mountain hay is shot down into the valley with so-called “Tragler” (hay balls) by shooting drath. Surrounded by hundreds of green alders, the mountain meadow (Mahder) is not easy to look at. The suite owes its name to the beautiful view in the direction of the mountain meadow “Labberg”.

The indicated prices of our suites (rooms) are always for one person per night including breakfast. The local tax of € 2,30 per night and person (from 14 years of age) is not included in the price – it is calculated separately on site.

Our upper mountain meadow (Mahder) called “Ruetert” (sunny slope in the direction of Kreuzjoch), which is located at approx. 2,200m and of course only accessible on foot, is 7 hectares in size and is always mown every two years in autumn and the fine mountain hay is shot down into the valley with so-called “Tragler” (hay balls) by shooting drath. The suite owes its name to the beautiful view in the direction of the mountain meadow “Ruetert”.

Discounts and surcharges

0 to 2.99 years = € 15,00
3 to 13.99 years = € 25,00
from 14 years = adult prices - For one night and two nights there is an extra charge. (5,00 per person and day on the currently valid room rate) (from the third night onwards the currently valid room rate applies)

A surcharge of € 20,00 will be added to the applicable room rate (high and low season) - Animals

Check in: from 2 pm
Breakfast from 8 to 9 am.
The room must be vacated by 9 am at the latest.
No breakfast before 8am.
In order to have a fixed booking, a deposit must be paid.
If you consume in the Hofschank on the evening of your arrival, you must pay for everything on the same evening.
The room must be paid for on the day of arrival.
Identity cards must be handed in on the day of arrival.
Tuesday is our day of rest at the Hofschank, which means no arrival or departure.
Surcharge for “one” overnight stay 5,00€ per person on the applicable room rate (breakfast included in the price)
Deposit to secure booking
Telephone or verbal commitments are not binding, we ask for a written or online booking. To confirm the booking, we ask for a deposit of € 200,00. In case of a refund, € 10,00 will be retained as a handling fee.
Payment options
The invoice must be paid the day before departure. Payment on site can be made with cash, EC or ATM cards and credit cards. We do not accept cheques.
Cancellation policy
- Cancellations between 90 and 60 days before arrival: Three days of holiday will be charged.
- Cancellations between 60 and 30 days before arrival: One week’s holiday (or less if the stay should be less than one week) will be charged.
- Cancellations from 30 days before arrival: The entire booked period will be charged unless the apartment can be re-let.
Late arrival & early departure
Should you need to arrive one, two or more days later or leave earlier before the 90th day before the start of your holiday – and we already have other bookings that we can no longer adjust to the changed holiday date, the missing overnight stays will be charged (Basic price of the apartment without surcharges).
If the arrival is later or the departure earlier than agreed, the entire booked period will be charged, provided that the period cannot be rented to another party.
Cancellation due to Covid 19
If there is an obligatory quarantine at the time of your arrival or return, no cancellation fees will be charged. In this case, the deposit will be credited or refunded (less a processing fee of EUR 10.00 for return transfers).
